In the UK, fire safety within residential and commercial buildings is governed by a comprehensive legal framework, designed to enhance the protection of occupants against fire risks. The 2024 fire door regulations in the UK have introduced several key requirements to enhance fire safety, particularly in multi-occupied residential buildings. These regulations build on earlier rules from 2023, aiming to improve the inspection, maintenance, and communication surrounding fire doors. Including:

Inspection Frequency
– Residential Buildings (above 11 meters): Quarterly checks of all fire doors in communal areas and annual checks of flat entrance doors.
– Commercial Buildings: It’s recommended to inspect fire doors every six months, especially in high-use areas
Certification and Standards
– Fire doors must be certified to withstand fire for at least 30 minutes (FD30) or 60 minutes (FD60), and up to 240 minutes in certain high-risk areas.
Maintenance and Documentation
– Proper installation and regular maintenance are crucial, including checking door closers, hinges, and seals. Responsible persons must ensure that doors close correctly and are free from damage.
– Documentation of inspections and maintenance activities must be retained for compliance purposes.
Resident Communication
– Building managers must inform residents about the importance of fire doors and their role in fire safety. This includes distributing information and holding meetings.
Additional Measures for High-Risk Buildings
– For buildings over 18 meters or with seven or more storeys, additional measures include monthly checks on firefighting equipment, installation of secure information boxes, and maintaining up-to-date floor plans.
These regulations aim to close gaps in building safety and ensure that fire doors function effectively to contain fires and protect lives. Building owners and managers need to stay informed and compliant with these evolving safety standards to avoid legal repercussions and enhance occupant safety.
